Angler's Cozy Cottage is a seasonal 2-bedroom fishing cabin that is fully equipped with everything you will need to enjoy an extended vacation for R and R in the Up North fishing territory. We have a chain of 10 navigable lakes that are brimming with your favorite fish to catch, such as, musky, northern, bass, walleye, crappie, perch, and other pan-fish.

Only 25' setback from the water's edge and perched on the hill crest, this cabin has a magnificent view from the oversized picture window in the living room of the Manitowish River as the river broadens into Stone Lake. There are six rental cabins in Hillcrest Resort, and Angler's Cozy Cottage is the end cabin on the "VIEW" side, which provides full privacy in a resort atmosphere. The south side of the cottage is private property (open land) providing end-cabin privacy. Wisconsin has a building code requiring all new construction to be 75 ft. back from the water's edge. Angler's Cozy Cottage is only 25 ft. back and the forest of trees in your view are state woods so the view from this cabin is forevermore ensured. Very private-Very nice. Your cottage will come equipped with a fishing boat or there is plenty of room for you to bring your own boat as well. You can also catch some very nice sized fish while relaxing on the 6' bench at the end of the pier while the river current delivers the fish to you as the fish navigate from lake to lake.
Enjoy a relaxing vacation at our picturesque resort situated on a chain of beautiful Wisconsin northwoods lakes. Filled with Walleye, Bass, Muskie, Northern, Crappie, and Pan Fish, you can enjoy fishing right outside your back door in some of the finest lakes around. Since we are located in a no-wake zone, you can have a lot of fun just fishing from the pier while relaxing on the 6' bench at the end of the pier, also great for relaxing and star gazing at night.We have 665 feet of shoreline in the resort.There are 10 boat slips for 6 cottages, so there is plenty of room to bring your own boat as well.
The playground, fire pit, and wooded area and state woods can be seen from your window.The water can be seen from every room in the cabin. A paddleboat and canoe are available on a first-come basis. Basketball, volleyball and other toys, games, and equipment are available. The resort also has a fish cleaning house with a freezer, electricity, and sink for your use.
Relax in front of the stoned-in FIREPLACE while you enjoy FREE NETFLIX MOVIES AND TELEVISION EPISODES. Both a private password protected internet connection for your laptop and gaming fun as well as a resort WiFi connection. Password is posted in the cabin for both the cabin wifi and the resort wifi.
The cottage is fully equipped and decorated. The kitchen has a stove, refrigerator/freezer, microwave, toaster, coffee maker, dishes, pots and pans, cutlery, and all the utensils and other kinds of equipment that you would need, including wine glasses and popcorn popper.A dish towel, dish cloth, and pot holder are provided, as well as dish liquid and a roll of paper towels.A queen-sized bed in one bedroom and a double and a twin bed in the other will provide comfort and relaxation. A ceiling fan is installed in both bedrooms and in the living room, as well as a couple of window fans in case of warmer temperatures.. The bedding, blankets, and pillows are provided.The bathroom has been newly remodeled and has a tiled full-sized bathtub with shower. A roll of toilet paper and a bar of soap are provided. Although some life jackets are provided, be sure to bring the correct sizes with you for each person that will be boating. The living room has a large picture window that has a beautiful postcard view of the water, trees, and wildlife (see picture in PHOTOS).The sofa is a queen-sized sofa sleeper (6" mattress) and the bedding, blankets,and pillows are provided for it. The wall gas heater was recently installed for your safety and is controlled by a thermostat for your comfort on those chilly fall nights.Towels are NOT provided, so be sure to bring your own bath towels for the length of your stay.. A picnic table and a clean Weber grill grate are waiting for you outside your cabin door. Another picnic table is on the screened-in porch so you will have lots of choices for al fresco dining. You will love having a cup of coffee on the screened-in porch in the morning watching the sunrise or a glass of wine in the evening. Or sit around the campfire at the fire pit making smores. RELAXING!

We are one of the closest resorts to the LITTLE BOHEMIA RESTAURANT, located just across from us on Hwy 51, now famed for its action packed scenes in the recent movie Public Enemies starring Johnny Depp.

7-CABIN Condo Association which means that a SYSTEM IS IN PLACE whereby garbage is picked up, all yard maintenance is done for you, and other details are professionally handled through the association.When you belong to a condo association, it means simplicity--even the opening and closing of your cabin is done for you at a time specified by you.Our association also takes direct interest in the common areas of the resort.It recently completed a project removing hazardous dead trees and planting new trees in their place.
ASSOCIATION DUES are $100/month and have not been raised in over 5 years and Treasurer provides FINANCIAL REPORTS annually.
The association keeps a RESERVE ACCOUNT for emergencies and special projects, presently a balance of over $5,000
Since this is a condo association, your TAXES are under $1,000 per year.
One cabin owner lives on the grounds year-round and one other comes and goes all year, so someone is able to "keep an eye out for your cabin" during the winter when it is shut down.
You have the right, as written in your condo docs, to EXPAND YOUR CABIN by 10 extra feet on the road side.You will notice that the doorway on the road side is not utilizing the entire width of the cabin so that equals considerably more than 10' x width of the cabin for an expansion.
You also have the right to WINTERIZE YOUR CABIN and have year-round rentals. Since there is a snowmobile trail within 1/8 mile of your cabin, you would have no problem renting out during snowmobile season. (option to spend Thanksgiving or Christmas at your cabin)
CABIN RENTAL SYSTEM is already in place. Hillcrest Resort has a website, an 800#, and one of our owners volunteers to take the calls for the 800# and secures rentals for every rental cabin. Most of our rentals come from our ad in the Manitowish Waters Chamber of Commerce. Many are repeat renters. Our reservationist sends an email to the owner and to the renter instructing the renter to send their $200 deposit to the owner. When the owner receives it, they can send a receipt either by mail or online. I usually add a FORM letter and plug in their name and dates of rental. Easy system for a busy owner. When I receive the final payment, then I mail a PAID-IN-FULL receipt with a form REMINDER letter.
CABIN CLEANING SYSTEM is already in place at a reasonable fee.Our maintenance person is incredibly dependable and will mail/email you a bill for cleaning the cabin.He is also very able to make most repairs, including electrical and plumbing.That's it.
The rental season is from May to October. The rental fee is $900/week.This cabin is one of 3 cabins at Hillcrest Resort that accepts pets.Youwill have the option to be a pet-full or a pet-free cabin.Allowing pets brings in a pet fee of $50/per pet.I have one person who has brought 2 dogs every year, same week for at least 8 years now--extra $100 fee.We have never had a pet issue, as we have always had thoughtful renters and we spell out the pet rules. We also charge a fee of $25 for any extra people over 4 people. All this EXTRA INCOME can be applied to your mortgage, thus reducing your yearly cost of owning this fine cabin. This adds up to a good value. Your working monthly expenses are the $100 association fee, weekly cleaning fee, propane gas and electric.
If you do have questions or experiences, you have 6 other cabin owners who may have dealt with your issue and be able to ADVISE OR HELP.
As an owner, you have the OPTION to rent out the cabin or to hold it for only your personal use.

Most of the owners leave their rentals in the trusty hands of our reservationist.
If you claim rental expenses on your taxes, you can use the cabin yourself strictly for pleasure for 14 days per year with no tax penalties, not to mention all the other days you spend preparing it for rental.This is a sweet deal!
